Short Sales are not always a good buy

Short sales are a way for sellers who cannot pay their mortgage to try and sell their home at a loss. The bank has to agree to this. It avoids foreclosure and so there is incentive - the banks have way too many properties in foreclosure already. So if you can buy the home for less than the owner owes the bank, how can that not be a good deal? In many cases the owner borrowed against their home at the peak of the market so now he or she owes more than the current market value.   Chances are there is another home in the same neighborhood for sale for less money - without the hassle of going through the short sale process. If you are looking into a short sale be sure and find out if the agent representing the short sale is in direct communication with the lender. If he or she is, then it can be worth proceeding since both parties are talking. If the agent has not yet been able to talk directly to the lender then it can take weeks or months and may not be worth the trouble.

Now is the time to buy!

The news is mostly doom and gloom - the real estate market is in bad shape nationwide. Fortunately, we live in a beautiful area where we are selling a lot more than bricks and mortor - look up at the sky, take a walk on the beach - this is a lifestyle and many people understand that and further understand it has a value that does not diminish despite the falling prices of homes.

It’s all about location. The time is right to buy because the best properties- meaning the best locations are selling. The savvy buyer is choosing the location he or she wants to be in, finding the house or condo he or she wants and then making an offer. The smart sellers are accepting fair offers recognizing they are in a declining market.  It works - as I tell my buyers, if the first seller says “no,” even if the next seller says “no,” we will find a seller that is smart enough to say “yes.”

With this in mind, I am presenting what I feel are the best buys right now. These are properties that are priced well below like properties in the same communities - and they are in desirable locations.
